A demonstration for the Bahamian real estate market · July 2026

HARBOUR OS

One operating system for a Bahamian real estate group — brokerage, development, property management and rentals. This is a working demonstration, not a slide deck. Eight seats over a single shared ledger. Accept an offer at the sales desk and watch a due-diligence file open in compliance, a conveyancing chain start, and the commission and conveyance VAT compute themselves — because there is only one record.

Beckwith & Cay is a fictional composite firm. No real company, portfolio or person is represented here, and every price, buyer and balance is illustrative. What is not invented is the Bahamian machinery this system runs on: the conveyancing chain from letter of intent to the Registrar General, VAT on conveyance at the published graduated rates, BREA commission standards, International Persons Landholding Act routing, and the customer due-diligence obligations that real estate brokers carry under the Financial Transactions Reporting Act 2018.
